From Ogden Street to Colorado Boulevard, Colfax to 23rd Avenue

The City Park neighborhood is conveniently located east of downtown Denver. Approximately 25% of the neighborhood is made up of the 370 acre City Park.

The area includes single family homes, condominiums and apartment buildings, as well as a variety of restaurants and businesses.

City Park was acquired by The City of Denver in 1881. It has three man-made lakes and hosts the free City Park Jazz Concerts each summer. The acclaimed Denver Zoo and Denver Museum of Nature & Science are within the park. City Park Golf Course is nearby.

Wadsworth to Quay, Alameda to Virginia

The Belmar neighborhood was built on the site of the now defunct Villa Italia Shopping Center in the Denver suburb of Lakewood.

A mixed use neighborhood, it encompasses 104 acres on 22 city blocks.

Touted as the new “Downtown Lakewood”, the neighborhood boasts residential, office and retail space. The area was built with  both pedestrians and the environment in mind.

The architecture is high-tech  There are solar panels and wind turbines. Silver LEEDS certified buildings house some of the retail businesses.

Residents can walk to restaurants and shopping. Major RTD bus lines run to the center.

For modern and convenient living, Belmar can’t be beat.

National Flood Insurance Program

Congress has extended the National Flood Insurance Program for five years. President Obama signed the bill on July 6, 2012.

The bill is a great help to homeowners, homesellers, homebuyers and businesses.

Since 2008, the insurance program has been extended by only a few months at a time.

Mortgages on homes in flood zones cannot be made without flood insurance.  In June of 2010, 4o,000 home sales were interrupted because the program lapsed.

Denver Real Estate Market Improves

According to Metrolist©, Denver metro area home sales are up 20% over last year’s numbers and 6% over last month.  Average days on market fell 8% over a year ago.

Inventory is down dramatically from 2011 levels.
