Planina, a local ensemble of singers and instrumentalists, is celebrating its 20th anniversary.

To mark this occasion, the current group has invited all previous members to participate in a special reunion concert on August 16, 2008 at Swallow Hill Music Hall.

The troupe will also be performing at the Orthodox Food Festival on July 20, 2008. 

Planina produces hauntingly beautiful music from eastern Europe.  Much of the music is sung a cappella, but some songs include traditional instrumentation.

25% of Contracts Fail to Close in Denver Metro Area

According to The Rocky Mountain News, one out of four residential sales contracts in the Denver area did not close in May.  This is a high rate, but not as high as the 40% rate in September 2007.

The Nose Knows

Odor-neutral homes sell fastest.  A buyer’s first impression is based upon the cleanliness of the property, and one of the criteria used to judge cleanliness is odor–or lack thereof.

Some sellers like to light candles or put out potpourri–but many buyers questions what is being covered up when they smell artificial odors.  Clean your home thoroughly, don’t cook cabbage and fish while your home is on the market, and make sure that there are no pet odors (be vigilant about that kitty litter).   This way the buyer will have no smells to interfere with the other senses’ experience of the house.

It’s Bloomin’ Beautiful!

Shopping for a NEW (new construction) Home?

It is very tempting, when you are out driving around town, to stop into a new home development, just to see what they are offering.  After all, you are right there and curious.

  

DON’T!

  

Some builders, if you first visit the site without an agent, won’t recognize your agent, and won’t pay your agent. This is legal. BUT!  You have the right to be represented by a buyer agent of your choice, and if you are accompanied by your agent on your first visit to the new home site, your agent will be acknowledged by the builder and will be able to help and advise you through the process.

 

 

In Colorado YOU WILL PAY NO MORE FOR THE HOME IF YOU HAVE REPRESENTATION THAN IF YOU DON’T HAVE REPRESENTATION!

 

 

Although most new home builders will not negotiate on price, there are other advantages to having your own agent.  And it doesn’t cost you a penny!

Waiting for the market to change?

Yes, you will probably sell your home for less than you would have when homes were at their peak.  BUT, you will pay less for your replacement home as well.

Interest rates are still low.  If you have enough equity in your home for the downpayment on your next home, don’t wait for prices to increase.  This market is for you.
